Wyndham Hotels & Resorts has officially launched Homes & Havens, a new collection of professionally managed vacation homes and villas designed to compete in the growing curated rental market. Announced on Thursday, the initial inventory includes nearly 800 properties located across the United States, the Caribbean, Mexico, and Europe. These units are accessible for booking and redemption through the Wyndham Rewards loyalty program, which currently boasts approximately 129 million enrolled members.
The inventory is not owned or directly managed by Wyndham but is sourced through newly formed partnerships with independent property managers and hospitality companies. Key partners include Brightwild, Simpson Travel, StayTerra, and Thousand Trails. While some of these partners are already live, Michael Shiwdin, group vice president of integrated marketing, loyalty and digital at Wyndham, noted that others will come online in the coming months. The company expects to add hundreds more homes to the collection shortly.
This launch positions Wyndham against established competitors like Marriott Bonvoy, whose Homes & Villas program held more than 160,000 homes in 2024. Wyndham's entry is modest by comparison and currently operates with significant limitations; it does not offer elite earning bonuses or online award booking. Redemptions must be made via phone and require a lead time of 60 days, though online booking capabilities are expected to arrive within weeks.
Despite these constraints, Wyndham aims to differentiate itself through pricing clarity. Unlike Marriott's variable pricing model, Homes & Havens utilizes a fixed award chart starting at 15,000 points per bedroom per night. The program includes tiers at 30,000 and 45,000 points, with an additional 5,000-point tier anticipated as inventory expands. This strategy targets a sector where credit card issuers like American Express, Capital One, and Chase are also aggressively competing with their own curated rental collections.
The move aligns with Wyndham's broader financial performance in ancillary revenue, which includes co-brand card and partnership fees. This segment generated $317 million in 2025 and saw a 10% growth through the first nine months of 2026. Shiwdin stated that the primary goal of Homes & Havens is to provide members with additional incentives to remain loyal to Wyndham hotels, marking just the beginning of the company's expansion into this space.
